Discolored Mirrors

I have a 1995 BMW 318ti that is starting to show its age in many ways.
One of the "annoying" problems I have encountered is the discoloration
in the side mirror glass. I would assume this is a moisture problem.
Does anyone know why this happens? Is there a way to replace he glass
on the mirror without replacing the whole mirror? If I do have to
replace the entire mirror, does anyone know where I can one for the
best price, possibly even used? Thanks for the ideas.

The mirror glass just clips into the adjustment mechanism and can be
levered out with a screwdriver.
